Get Pre-approved for a Loan

Obtain a copy of your credit report and your FICA score, and if necessary, do what you need to do to improve it. The higher your FICA score, the better your interest rate. With Your Agent, Begin Seriously Looking at Homes

I can compile a list of homes based on your criteria, or show you any homes you might have already found, including any that might have just been placed on the market. Make an Offer

When you’ve identified the home you want to buy, be ready to help your agent prepare a written offer quickly. Your agent will be familiar with market values and will help you arrive at a price that gives your offer the best chance of being accepted. At this stage, try not to become emotionally attached to a home. Your offer may not be accepted for any number of reasons. Have backup homes in mind. Be prepared to negotiate through your agent with the sellers.

Once Your Offer Is Accepted

Once your offer is accepted, you’ll be asked to submit an earnest money deposit that usually isn’t refundable. Begin making moving arrangements. Select a mover, obtain change-of-address cards, and inform friends and relatives. Have the property professionally inspected, and if necessary, request repairs. Obtain homeowner’s insurance. Contact the local utility companies (phone, water, electricity, etc.). A few days before closing, stage a walk through. Also, you will want to obtain a cashier’s check for the down payment, as well as for any closing costs.

Equally as important, REALTORS® add objectivity to an inherently emotional transaction: the sale of your home.

Before Your Home Is Listed

It's important to have your home in good showing condition before buyers start going through it. Here are some steps to take:

Touch up interior and exterior paint as needed.

Install new carpeting and flooring if it appears worn or dated.

Make sure the front is clean and spruced up – curb appeal will create a favorable first impression.

Trim bushes and plants as needed, and make sure the lawn is kept mowed and trimmed. In autumn, rake the leaves; in winter, keep the snow shoveled.

Keep the interior clean, de cluttered and odor-free. Eliminate evidence of pets.

Minimize personal items such as family photos. You want buyers to see themselves living in the home.

Consider putting excess furniture and belongings in storage. Now's the time to clean out the garage and basement and sell, give away or throw away items you don't need anymore.

Consider having a pre-listing inspection performed. Buyers will be hiring professional inspectors; here's your chance to address problems in advance.

Consider engaging a professional stager to give your home the right emotional appeal.

During the Listing Period

When potential buyers visit your home, either be absent or make yourself as inconspicuous as possible. Have fresh flowers in the entryway. It makes for a friendly introduction into your home. If offers are made that don’t match your hoped-for price, don’t reject them offhand. Pay attention to your agent’s advice. Consider dropping the price if several months go by with few or no offers, but if you and your agent have priced your home properly from the start, this shouldn't’t be necessary.

Don’t get discouraged. In buyer’s markets, homes take longer to sell than during boom times.

12 Steps to Financing Your New Home

1. Find a lender. Ask friends, family or co-workers for referrals; speak with local real estate agents; search the Internet.

2. Fill out a loan application.

3. Get an estimate of closing costs from the lender you choose. By law, the lender is required to provide this statement to you within three days of receiving the loan application. Make sure to ask what type of loan program your lender has selected for you, including the rates, terms and any special information, such as prepayment penalties.

4. Compare costs, fees and terms of loans if you are working with more than one lender.

5. Negotiate fees. Sometimes you can negotiate the amount of fees or loan points (a point is 1 percent of the loan amount) the lender charges you.

6. Consider lowering your interest rate by paying more points. The relationship of interest rate to points paid is an inverse one; the more points you pay, the lower the interest rate.

7. Provide required documentation.

8. Pay any up-front fees. Sometimes the lender requires that the appraisal, or processing fee be paid at the beginning.

9. Review loan papers. Approximately one week prior to closing, loan papers will be ready for your review. Make sure the loan matches the original quote you were given.

10. Sign your loan papers and your down payment funds into your account four to six days prior to closing.

11. Bring a cashier's check for the down payment to the title company, escrow company or attorney handling the closing. The lender will send the title company a check for the loan amount.

12. Get ready to congratulate yourself! Once the transaction closes and you have signed off on all contingencies, you will receive a copy of the deed and a set of keys, and you then own the home!

What is Facebook?

Facebook is a social network service and website originally developed to help college students in the US keep in touch. Since 2004, it has grown to the single largest social networking site on the internet, surpassing 500 million active users worldwide as of July 2010. Facebook allows users to create profiles with photos, lists of personal interests, contact information and other personal information.

How can you use Facebook to your advantage?

Facebook is free, and is a great way to leverage your existing social network for your real estate practice. By maintaining a Facebook profile you are actively participating in the world's single largest online community. Posting information about your unique services, properties for sale and other relevant real estate information allows your friends to see that information and provides an easy and convenient way to contact you via chat and direct message with additional features such as text messaging and e-mail coming in the near future (as of November 2010).

In the current version of the Facebook.com hompage (as of November 2010) please select the link in the lower right-hand corner of the page entitled “Badges.”

What is Google Talk?

Google Talk is a web-based application for instant messaging and voice over internet protocol (VoIP). Google Talk is available on many mobile devices (Palm, BlackBerry, iPhone, Android-based devices, etc.) and even allows offline messaging and voice mailing. Google Talk also allows users to search their chat logs and have them centrally stored in their GMail accounts for future reference.

How can you use Google Talk to your advantage?

Google Talk is free, and is a great way to encourage visitors to your website to contact you. Adding the Google Talk feature on your custom website allows people to send you an instant message at the moment they are viewing your website, allowing you to swiftly and easily respond to their questions or concerns while they are still on your site. If you are unable to respond to an incoming chat request, you can certainly respond at a time more convenient for you as Google Talk captures the other party's username and e-mail address and makes a record of the conversation.

How can you embed a link to your Google Talk account onto one of our custom sites?

Navigate to http://www.google.com/talk/service/badge/New

Sign in to your Google account. If you do not have an existing account, click the “Create An Account Now” button. Both the “Sign In” button and the “Create An Account Now” button are located on the right side of the page. What is Zillow?

Zillow is an online real estate database that was founded in 2005 by former Microsoft executives. The website uses a proprietary algorithm called the “Zestimate” to appraise property values. Sellers can use Zillow as a marketing tool by appraising their properties and posting property information such as improvements and access to major roads and comparing nearby property value appraisals. Buyers can freely access and track that information online. The website currently attracts 52 million valuations throughout the United States.

How can you use Zillow to your advantage?

Zillow is free, and is a great resource to incorporate into your custom website. Adding a Zillow widget on your custom website allows people to search the properties you have for sale. Zillow offers mortgage information and other pertinent local information, such as local school information.

How can you embed a link to your Zillow account onto your custom site?

Step 1
Navigate to http://www.zillow.com

Step 2
Sign in to your Zillow account by clicking on “Sign In” in the upper right hand corner of the Zillow homepage. If you do not have an existing account, click the “Register” button.

Step 3
Select the “My Zillow” button from the navigation bar at the top of the site.

From your profile page, look for the link that says “See Public View.” Your profile URL link will use the following format: http://www.zillow.com/profile/your-name Copy your Zillow profile URL into the corresponding Zillow field on mywebsiteupdate.com.

How can you use Ifbyphone to your advantage?

Ifbyphone is absolutely the best way we have to convert visitors to your custom website into prospective clients by encouraging them to call you. In fact, they don't even need to pick up their phone to call you! Here's how it works: First, visitors to your site will enter their phone number into the Ifbyphone widget on your homepage. Then, your phone will ring. When you answer, your phone will then call back the number that was just entered. Step 1
From mywebsiteupdate.com, click the “trial account” link next to the Ifbyphone field in the Socials & Accounts section of the form.

Step 2
You will be taken to the Ifbyphone website and prompted to sign up for a “Free Developer Phone Mashup Account Sign Up.” Complete the form with your phone number (Ensure that this is a 10 digit phone number on which you will be able to answer an automated phone call in just a moment. We recommend you use your cell phone) your first and last name, your e-mail address and a 4 digit PIN. You are welcome to purchase more than 100 minutes per month from Ifbyphone, but no purchase is necessary for the trial account. When these fields are completed, click the button that says “Sign Me Up!”

Step 3
In a moment, your phone will ring. Ifbyphone will be calling you to verify your PIN. This is an automated telephone call and you will be prompted to enter the PIN that you provided on the website for confirmation purposes. Once you have verified your PIN over the phone, click “Login” on the Ifbyphone website in the upper right hand corner.

Step 4
Once you are logged in to the Ifbyphone site, locate the horizontal navigation menu and select the “Basic Services” button. A drop-down menu should appear. Select the “Click-to-Call” button.

In the lower left of the next screen, select the button that says “Create a new Click-to-Call.”

Provide a name for this Click-to-Call. We recommend that you title this “Sample for (Your Name).”
For Schedule, select “24x7”
For International Calling Options, select “North America Only”

Click Save/Next.

Step 7
On the next screen, you will be Configuring the Click-to-Call. You should see three drop down menus.

If this is correct, click “Save” on the left side of the screen.

Several user friendly Twitter applications allow you to make updates on the go from a smartphone or other internet-enabled mobile device, giving your followers immediate and current information about your unique services.

How can you embed a link to your Twitter account onto one of our custom sites?

Step 1
In the upper right hand corner of the twitter.com homepage, sign in to your account (you will need your password and username, which may be your e-mail address). If you do not already have a Twitter account, use the Sign Up link to create one. They only requisite information for creating an account is your full name, desired user name, password and a valid e-mail address.

Step 2
Identify your username. In the current version of the Twitter homepage (as of November 2010) this can be found in the upper right hand corner of the screen. Your chosen avatar photo will display adjacent to the username.

What is LinkedIn?

LinkedIn is a business-oriented social networking site. It is primarily used for professional networking. How can you use LinkedIn to their advantage? LinkedIn is free, and is a great way to for you to display your work history and professional associations. LinkedIn can be used to find people and business opportunities within your existing social network.

How can you embed a link to their LinkedIn account onto one of our custom sites?

Step 1
In the center of the LinkedIn.com homepage, sign in to your account (you will need your password and e-mail address). If you do not already have a LinkedIn account, use the “Join LinkedIn Today” feature on the LinkedIn homepage. Your full name, password and a valid e-mail address are required to create an account. Additionally, you will need to choose from a drop-down menu to describe your current employment status (Employed, A Business Owner, Looking For Work, Working Independently, or Student). Other required information is your Zip Code, name of your Company and Job Title. Click “Create My Profile” once these fields are completed.

Step 2
If you are creating a new LinkedIn profile, you will be asked to confirm the account by clicking a link in an automatic e-mail you will receive immediately after creating their profile. Once you confirm the account, LinkedIn will identify contacts they may already know who are already using LinkedIn by mining your address book. You may choose to add these contacts now or skip that step. You will also be prompted to sign up for a Premium “Business,” “Business Plus” or “Executive” account. This is absolutely not necessary to create a LinkedIn profile, it simply affords the client additional features.

If you already maintain a LinkedIn account, or once your account has been created, find the horizontal tool bar at the top of the screen. If you hover your mouse over the “Profile” button, a drop-down menu with several choices will appear. Please click the button that says “View Profile.”

Step 3
Obtain your Public Profile URL. This is displayed directly below your current job and number of connections on the View Profile screen. Copy the Public Profile URL into the corresponding “LinkedIn Page” field on mywebsiteupdate.com.

Trulia is an all-in-one real estate site containing the most useful and timely information on homes for sale, apartments for rent, neighborhoods, markets and trends.

Trulia is free, and is a great resource to incorporate into your custom website. Adding a Trulia widget on your custom website allows you to promote your services while people search the properties you have for sale and view other pertinent real estate data.

Navigate to http://www.Trulia.com

Step 2
Sign in to your Trulia account by clicking on “Log In” in the upper right hand corner of the Trulia homepage. If you do not have an existing account, click the “Sign Up (FREE!)” button.

Select the “My Trulia” button from the navigation bar at the top of the site. From the drop down menu, select “Profile.”

Below your name you will see a link titled “Profile Link.” The link will follow this format:

What is YouTube?

YouTube is a video-sharing website on which users can upload, share and view videos. YouTube is a subsidiary of Google (Google purchased YouTube in 2006) and in October 2010, Google stated that YouTube is serving two billion videos per week, accompanied by advertising. Google and YouTube share a common login platform, i.e. a Gmail e-mail account also serves as a login for YouTube.

How can you use YouTube to your advantage?

YouTube is free, and is a great way to broadcast your featured listings by creating virtual walk-through videos. Many newer cell phones on major carriers (iPhone 4 on the AT&T network, Motorola Droid on the Verizon network, HTC Evo on the Sprint network, etc.) already feature a video camera with convenient functionality to upload content directly to YouTube from the mobile device. You may even be able to edit the video on the mobile device prior to uploading. If you do not have a device that captures video, you can still leverage YouTube by using your still images to make slideshows set to music or other creative multimedia presentations.

What is Flickr?

Flickr is an image hosting and video hosting website and online community owned by Yahoo!. In addition to being a popular website for users to share and embed personal photographs, the service is widely used by bloggers to host images that they embed in blogs and social media. In September 2010, it was reported that it was hosting more than 5 billion images. Flickr shares a common login platform with both Yahoo! and GMail, meaning that you can use an existing e-mail address from either of those providers to easily log in to Flickr.

How can you use Flickr to your advantage?

Flickr is free, and is a great way to showcase all of your photography in one convenient and easy to use location on the internet. If you are already in the habit of taking pictures every time you visit a property, you should consider maintaining a Flickr profile to catalog that imagery. You can further organize those images in “sets” and “galleries.” Because Flickr's sole purpose is to display images, we advise that you choose to display the highest quality and highest resolution images possible.

Step 1
Navigate to http://www.flickr.com

Step 2
Sign in to your Flickr account. If you do not have an account, click the “Create Your Account” button. Both the “Sign In” button and the “Create Your Account” button are located in the upper right hand corner of the homepage. Remember that Flickr shares a common login platform with both Yahoo! and GMail, meaning that you can use an existing e-mail address from either of those providers to easily log in to Flickr. You may need to provide your date of birth in order to create an account.

Step 3
If you are logging in to Flickr for the first time, you will be prompted to make some updates to your profile page. Please select Option 2, which should read “Create your custom Flickr URL.” Once you have chosen your desired custom Flickr URL (keep in mind that this cannot be changed later, so choose wisely!) you will be asked to confirm your custom Flickr URL by clicking on the button that says “Ok, Lock It In And Continue.”
